Unless stated otherwise, no service will be scheduled or rendered until the customer pre-approves or signs a legally binding contract.

Exceptions: Small junk, yard waste or tree removal projects.

Preferred customers

While I appreciate every inquiry, for both legal and business reasons, I limit my services to, and require to initially deal directly with, the current legal owner of the subject property - sorry, no friends, family, or realtors, etc. – who must have a current physical home address in Fayette County or adjacent county.


If the customer requests that I coordinate with another party for logistical reasons related to the completion of the work, I generally have no major objections.

'Out-of-town' work

I will gladly work outside of the Lexington/Fayette County area where I live, however for standard business reasons, I generally limit my services to tasks and projects that would comprise at least an 8-hour workday.

Rental properties

I service rental properties when vacant of tenants.

Commercial properties

I consider requests to service commercial properties on a case-by-case basis.


I do not work directly with insurance companies, provide 'insurance estimates', or modify my fees or services to accommodate the deductible or coverage limits on an insurance policy.

Services not offered

Bids & estimates

Contrary to popular belief, most home improvement or 'handyman' work can not be 'estimated'. Generally, only a 'full-service' contractor who specializes in larger projects (garages, room additions, etc.); a specific or 'professional' trade (plumbing, electric, HVAC, etc.); or non-repair or 'new construction' trade (fencing, roofing, landscaping, etc.) can accurately predict or 'estimate' the cost and quantity of necessary labor and materials.

Still, I occasionally complete projects for an upfront price which includes both labor and materials.

Primary examples include:

  • Roof replacement

  • Small- or medium-sized tree removal

  • Junk or yard waste removal​

'Time and materials'

With respect to wagering a dollar figure on the total cost of a project, a small business can not afford to take risks routinely assumed by larger firms.


For projects in which I'm not willing or able to provide an upfront price or 'bid,' I establish with the customer a liberal timeframe for project completion and a fixed minimum daily rate for labor which previous customers have found to be commensurate with the speed and quality of my work.

Expenses & deposits

I do not stock, sell or officially endorse or represent any commercial home improvement product or supplier.

When and where possible, contractor or military discounts will be applied to material purchases.

I do not 'mark up' any project-related purchase or expense.

No form of advance deposit is requested or required.


Full payment is due upon completion of service.

Labor and expenses are recorded with a timesheet.


After my last day of work, I will email you an invoice with instructions for when and how to make your payment.

Terms and Conditions

  • Messes will be cleaned, materials spared, and honest communication will remain open.
